One mistake we often see buyers make is assuming the current assessed value tells them exactly what their taxes will be after purchasing the home.
It doesn’t.
In Florida, a homesteaded property may have benefited from the Save Our Homes assessment limitation, which can restrict annual assessment increases for an existing owner. But when a property is sold, it is generally reassessed at market value for the following tax year. The current owner's capped assessment therefore may not reflect what a new buyer will ultimately pay.
That distinction is extremely important in 33611.
Look at Exemptions Carefully
We also tell buyers to look closely at the exemptions listed on the property record.
A seller may have a homestead exemption or another exemption that reduces the taxable value. A buyer who purchases the property may not receive exactly the same tax benefit, particularly if their circumstances are different.

Compare Taxes With Similar Properties

If two comparable homes in 33611 have dramatically different tax bills, there may be a reason. Differences in exemptions, assessed values, property improvements, tax districts, or ownership history can all affect the numbers.
We use the tax record as one piece of the larger valuation puzzle, alongside recent comparable sales, current competition, property condition, improvements, location, and the overall market.
Don't Confuse Taxes With Market Value
Property taxes can provide useful clues, but they should never be treated as a substitute for a professional market analysis.
The Hillsborough County Property Appraiser determines assessed value, while taxing authorities establish millage rates and the Tax Collector handles collection.
For an investor, tax records can also be valuable when projecting expenses and evaluating potential returns. For an owner-occupant, they help create a more realistic estimate of ongoing ownership costs.
