What Should Homeowners Know About Portability When Moving From One South Tampa ZIP Code to Another?

If you already own a home in South Tampa and are thinking about moving to another neighborhood nearby, there is an important Florida property-tax benefit you should understand before making your move: portability.

At The Lewkowicz Group, Emeri and Joe Lewkowicz have spent more than 40 years combined helping Tampa homeowners make smart real estate decisions, and portability is one of those details that can have a meaningful impact on the cost of your next home.

The good news? Moving from one South Tampa ZIP code to another generally does not mean you have to give up your accumulated Save Our Homes benefit.

What Is Portability?

Florida's Save Our Homes program limits how much the assessed value of an eligible homesteaded property can increase each year. Generally, the annual increase is capped at 3% or the change in the Consumer Price Index, whichever is lower.

Over several years, this can create a significant difference between your home's current market value and its assessed value.

For example, imagine you purchased a South Tampa home years ago and its market value has increased substantially, but your assessed value has remained much lower because of the Save Our Homes limitation. That difference is your potential portability benefit.

When you purchase another Florida homestead, you may be able to transfer some or all of that benefit to your new property.

Moving Within South Tampa? Your ZIP Code Isn't the Key Issue

One common misconception we hear from homeowners is that portability depends on staying within the same ZIP code.

It doesn't.

Whether you're moving from 33629 to 33611, 33609 to 33606, or from another South Tampa ZIP code to a different Florida community, portability is based on Florida's homestead and assessment rules—not simply your ZIP code.

And because South Tampa has such a wide range of property values, this can become particularly important when you're moving from one type of property to another.

As Emeri and Joe often tell clients, don't look only at the purchase price of your next home. Look at the entire financial picture—including how your existing tax benefit may transfer.

There Are Important Timing Rules

Portability isn't automatic. You must apply for it, along with the appropriate homestead exemption paperwork. Hillsborough County allows homeowners to file for portability electronically.

There is also a deadline to keep in mind. Hillsborough County explains that homeowners generally have a limited window to transfer their Save Our Homes benefit after leaving their previous homestead.

That's why Emeri and Joe recommend addressing portability before or during the move—not after you've already settled into the new home.

What This Means for Your South Tampa Move

If you're selling a longtime home in South Tampa and buying another property, don't assume your future property taxes will simply mirror the seller's current tax bill. When a property changes ownership, it is generally reassessed based on market value, while your own portability benefit is a separate consideration.

This is where having experienced local real estate guidance matters.

With more than four decades of combined experience in Tampa real estate, Emeri and Joe Lewkowicz look beyond the listing price. They help clients consider taxes, neighborhood differences, property values, timing, and the long-term financial implications of a move.
