A property that appears to generate excellent cash flow can look very different once realistic taxes are included.
Insurance Can Change the Entire Investment

A lower-priced property isn't necessarily the better investment if its ongoing association costs are significantly higher.
Don't Underestimate Maintenance and Capital Expenses
Florida properties have their own maintenance realities.
HVAC systems work hard in Tampa’s heat. Roofs, plumbing, electrical systems, landscaping, irrigation, pest control, exterior paint, and storm-related repairs can all affect an investor’s bottom line.
Joe and I always encourage investors to create a realistic maintenance and capital-expenditure reserve rather than assuming the property will remain maintenance-free.
And remember: one major repair can wipe out months of projected cash flow.
Calculate Vacancy and Property Management Costs
Even if rental demand is strong, no property should be underwritten at 100% occupancy.
Look at realistic vacancy assumptions, leasing costs, property management fees, repairs between tenants, advertising, and turnover expenses.
33611 has a diverse rental market, including properties appealing to professionals and military families near MacDill Air Force Base. But rental demand doesn't eliminate the need for conservative financial planning.
